Real Estate legislature in Mexico is slightly different from that in the U.S. Although the Mexican government has simplified foreign ownership of real estate, it is wise when considering buying or selling property in Rosarito, to first contact a certified APIR Member realtor, to see if there are any restrictions, or if the property is not as offered or to help you navigate through the different government agencies and public registries.
Since there is no state requirements for individuals acting as agents or real estate brokers to be licensed or certified, anyone can offer real estate services without any form of checks and balances. APIR has been working with the state and municipal government to create an education and agent licensing system that will provide some consumer protection. All current APIR Member must abide by a strong realtor code of ethics and a vigilance committee that guarantees a safe purchase.
If you are a broker, please contact APIR to guide you through to all the relative procedures and legal restrictions related to real estate purchases in Mexico. Our members will help you with all land use denominations (like “ejido” properties) and condominium regulations, as well with appraisals, mortgages, notary public, public registries, escrows, trust funds, permits, etc
